Nithdale Station is a large-scale rural subdivision in Southland involving a 10-lot title restructure across approximately 795 hectares to support the ongoing sheep and dairy farming operations of the wider station. The project also included a boundary adjustment with a neighbouring property to reconcile legal boundaries with an existing fenceline and formalise a long-standing informal agreement.

Clark Fortune McDonald managed the full process, providing planning and layout advice from the outset, working alongside the client’s lawyer and accountant, and carrying the project through subdivision consent, Land Transfer survey, and section 223 and section 224(c) certification. The project required extensive survey control and multiple days of field work across a large rural area, as well as careful resolution of historic boundary issues where parts of the existing title framework had not been surveyed since the 1870s.
